The best kind of home maintenance is prevention! That’s why it’s so important to take a look around your home and roof to look for signs that a problem will occur before it does. Let’s talk about some of the common signs that your roof will sustain water damage.

Improper flashing

Check the flashing surrounding your chimney and roof boots. If the flashing doesn’t look structurally sound, it is only a matter of time that you will notice the water seeping in through these areas. It’s critical that flashing wraps around what it’s protecting tightly to seal water out.

Finding roof granules

One way that shingles show wear is by losing their granules. It is common to see them in your gutter or on the front lawn. When you do, you should expect that a roof replacement is in your near future. The loss of these granules exposes the bottom layers of the shingles and makes the roof more susceptible to leaking.

This is much worse than the loss of granules because it exposes the bare roof to the elements. It’s important to have these shingles replaced immediately, but it could mean your entire roof is up for replacement as well. If they are, it shows that the roof lifespan is up and it’s likely that the roof has taken on water.
