Early this year, we began working on a specification for a 30+ year old Worcester MA commercial roof replacement project. - Installation of new drain sumps to help water toward drains.
- Installation of a new 060 EPDM membrane fully adhered to the new insulation and concrete roof deck.
- Flashing and sealing all penetrations such as vent pipes, curbs, and HVAC units.
- Snaking existing drains to clear debris.
- Installation of a new rooftop lightning rod system.
- Installation of new edge metal system with a fascia extender in midnight bronze color.
- Cleaning and debris removal.
Project Schedule
The project was completed within a few weeks. The first week or so was spent removing the existing ballasted EPDM roof and installing the new tapered insulation system. The next weeks were spent installing the new EPDM membrane and flashing all penetrations. Finally, the project concluded by installing a new edge metal system and lightning protection. Overall, the project was on-time, with short delays for material, which are to be expected for projects of this size.
Project Results
The new roof was installed on time and within budget. The new roof is expected to last for 20-30 years with a fully 20-year NDL (no-dollar limit warranty). The tapered insulation system has improved the energy efficiency of the building, which has resulted in lower energy costs. The new roof has created a safe and comfortable working environment for employees.
