Flat roofs need special attention and maintenance when compared to steeper slope roofing. Although all kinds of roofing need maintenance and inspection, there are certain things to consider while taking proper care of your flat roof. Let’s learn about some of the most important things to keep in mind.
Regularly check roof drainage
Although this shouldn’t happen, flat roofs are more susceptible to water pooling on their surface. This is typically a sign of one or two things. Either there is a structural problem with the roof that inhibits water from flowing properly, or the drainage system isn’t working appropriately. If you notice water collecting on your roof, be sure to contact a high-quality roofing contractor for an inspection of the drainage and structural integrity.
Check for and fix leaks promptly
Over time, flat roofs can become prone to leaks just like steep slope roofing can. Be sure to actively inspect the interior of your building for water damage or leaking. If you notice any of these signs, contact a roofing contractor immediately to fix the problem.
Trim trees
Do you know that most roof problems we encounter are due to unkept trees and branches? Be sure to regularly walk the property surrounding your building to look for hazardous trees. Prevention is the best type of maintenance!
Remove debris
Due to the pitch of flat roofs, they are more susceptible to collecting debris such as leaves, twigs, and branches. This can lead to moisture retainage which makes it extremely vulnerable to algae and mold growth.
Avoid stressing your roof
The roof over your building is designed to protect what’s underneath it…not to store equipment and material. Added weight from stored content or uncleared snow and ice will stress your roof and may cause permanent damage over time.
Inspect it regularly
Roofing problems can develop quickly, that’s why it’s important to regularly inspect your roof. It is sufficient for you to visually inspect it every few months, but we recommend having a professional out every year to make sure the roof is doing its job properly. If you have any questions about your flat or commercial roof, don’t hesitate to contact us.
As always, we recommend hiring a professional to perform your building maintenance. Doing work on a commercial building sounds like it would super tricky. Especially if employees are still going to be in the building while the maintenance is happening. I like that you explained that you will want to find a contractor that will be able to do repairs on the type of roof you have. Personally, I would want to get an expert who can complete work at the deadline.
